Most of a resort’s demand is decided before arrival, in an estate the owner paid for and has never audited.

A hotel’s digital estate is everything that produces demand before arrival: organic and paid search, presence in answer engines and generative search (AEO and GEO), Instagram and social channels, the website, listings and partners, and the booking path that turns intent into a confirmed stay. Operators and their agencies report on campaigns. Owners need to know outcomes: whether the estate captures the demand the asset deserves, at what cost, and whether the promise it makes matches what the property delivers. What the estate consists of

  • Organic search (SEO). Whether the property appears for the searches a guest actually makes, in the markets that matter, and what it is said to be.
  • Answer engines and generative search (AEO and GEO). What ChatGPT, Gemini, Perplexity and Google’s AI answers say when a guest asks where to stay in the Algarve, Mallorca or the Alps, and whether the property is in the answer.
  • Paid search and paid social. What the spend is actually buying: incremental demand, or demand that would have arrived anyway.
  • Instagram and social. Whether the account creates demand or documents the property.
  • The website and booking path. Speed, clarity, rate integrity, and the points where intent is lost.
  • Listings and partners. OTAs, meta-search, wholesalers, the golf and spa partners: the channels the owner pays for.

What agencies report, and what they do not

Impressions, clicks, followers, engagement, campaign ROAS. Rarely: direct-booking share, channel cost per stay, what answer engines say, where the booking path loses intent, or whether the promise being made can be kept. The report is written for the operator’s marketing team by the agency the operator hired, which is two steps from the owner.

How answer engines choose hotels

Generative search builds its answer from what is consistent across the property’s site, its listings, its reviews and third-party descriptions, and from whether that content answers the guest’s actual question. A resort whose estate says three different things about itself, or says nothing about the family programme guests ask about, is not in the answer. This is now a demand channel an owner should know the property’s position in.

  1. What share of bookings is direct, and what does each channel cost per stay?
  2. What do the answer engines say about the property, and is it what we say?
  3. Where does the booking path lose intent, and what is the rate integrity across channels?
  4. What is paid spend buying that organic would not?
  5. Does the estate sell the renovation, the golf, the spa, the family programme?
  6. Does what the estate promises match what the stay delivers?
