Hotel investment in Europe: what the reports miss
Every hotel investment is underwritten on demand and delivery. Both are reported by the party being paid to produce them.
Hotel investment returns come from two things the reports summarise but never show: the demand a property captures and the experience it delivers. Investors in hotels see RevPAR, GOP, the STR index and the operator’s commentary. They rarely see how the asset surfaces when a guest searches or asks an answer engine, how the booking path performs, or what a paying guest receives on a Thursday in shoulder season. The Owner’s Audit is that missing view: unannounced, in residence, reported to the investor.
Where hotel investment returns are actually decided
- Before arrival. Search, answer engines and generative search, Instagram, the website and the booking path decide whether the asset captures the demand its location and product deserve, and at what rate.
- During the stay. Arrival, room, service, food and beverage, golf, spa, family programmes, and the moments when something goes wrong. This decides the review, the return visit and the direct booking.
- Between the two. The gap between the promise made online and the delivery on property. Wide gaps show up as softening reviews, falling direct share and rate resistance a year later.
What the reports show, and what they cannot
RevPAR against the comp set shows relative rate and occupancy. GOP shows what the operator kept. The STR report shows market share. None of them show why. An index can hold while the estate quietly loses direct demand to intermediaries; a GOP test can pass while the golf, spa or family operation loses the guests who would have paid the most.
Investors know this, which is why the question when did we last stay there as a guest? comes up in every review and is rarely answered.
Investing in hotels in Europe: the resort specifics
Luxury family resorts, golf resorts and five-star resorts in Spain, Portugal, Italy, Greece, the Alps and the British Isles share a pattern: several revenue centres, a multi-day guest journey, strong seasonality, and an operator who often does not run the golf course, the spa or the kids’ club that decides whether the highest-value guests return. The asset is more than the rooms, and the reports are mostly about the rooms.
What the Owner’s Audit adds to a hotel investment
A minimum of four nights at the asset as an unannounced paying guest, with the digital estate reviewed beforehand by someone who builds demand systems. A written report on operator service quality, demand capture and asset condition, the gap between promise and delivery, and a prioritised view of what to raise with the operator and what to invest. Is hotel investment in Europe still attractive?
That depends on the asset, the operator and the price. What the audit adds is evidence on the two variables the underwriting assumes and the reports do not show: whether the estate captures the demand, and whether the stay delivers the promise.
How do investors evaluate a hotel operator?
Financially through RevPAR index, GOP and budget adherence. Experientially, rarely. The Owner’s Audit supplies the experiential evidence from the guest’s side.
What is the difference between owning and operating a hotel?
The owner holds the asset and the risk; the operator runs it under a management agreement, a lease or a franchise. Most reporting flows from operator to owner, which is why owner-side evidence matters.
Who commissions an Owner’s Audit?
Owners and their representatives: private owners, family offices, funds, lenders, asset managers and boards. Never operators about themselves.
