Hotel KPIs for owners

Operators report the KPIs that are easy to produce. Owners need the ones that predict.

Hotel KPIs reported to owners are mostly financial and lagging: occupancy, ADR, RevPAR, GOP, RevPAR index. They describe the last period. The indicators that move first are guest-side and digital: review trajectory, direct-booking share, channel cost, ancillary capture per stay, service recovery, and how the property surfaces when a guest searches or asks an answer engine. Few operators report these to owners, and none report them from the guest’s side. The Owner’s Audit measures them in residence.

The KPIs that move first

  • Review trajectory. Not the score, the direction and the themes. Softening service reviews precede rate resistance.
  • Direct-booking share and channel cost. Whether the estate captures demand or rents it from intermediaries.
  • Search and answer-engine presence. Whether the property appears when a guest asks where to stay, and what it is said to be.
  • Booking-path conversion. Where intent is lost between first impression and confirmation.
  • Ancillary capture per stay. Golf, spa, food and beverage, family programmes: the revenue centres that decide a resort’s return.
  • Service recovery. What happens when a guest raises a problem. The KPI no operator reports.
  • Asset condition as a guest sees it. The capex backlog, from the room.

Why operators do not report the leading indicators

Some are hard to produce. Most are unflattering when they are. A digital estate audit shows what paid spend is buying; a stay shows what the guest received. Neither improves with reporting cadence, so they are left out. The owner receives the lagging numbers and asks why they moved after they have.

Measuring them

The Owner’s Audit reviews the digital indicators before arrival, by someone who builds demand systems, then stays a minimum of four nights unannounced to measure the guest-side ones, raising shortcomings so recovery is observed. The report gives the owner the leading indicators once, in depth, in the season that matters, with a prioritised view of what to raise with the operator and what to invest in the asset.

  • What are the most important hotel KPIs?

    For the owner: RevPAR index and GOP for the performance test; direct share, channel cost, review trajectory and ancillary capture for the future; service recovery and asset condition for the truth.

  • What is TRevPAR?

    Total revenue per available room, including food and beverage, golf, spa and other centres. It suits resorts better than RevPAR.

  • What is GOPPAR?

    Gross operating profit per available room, which puts the operator’s cost control beside the revenue.
